Its house time!

So funny story. As of April 19th we had no intention of buying a house. It was in the future, but more like 2-3 years into the future. My mom has a wonderful realtor who I HIGHLY recommend if you are ever buying or selling a home in the Vancouver Wa area. Carol, the realtor, has been bugging my mom for months to let her talk to us and just to let her crunch the numbers for us and see what exactly our options were. Turns out that with the exception of having a down payment, we were actually sitting really pretty to buy a house. With the first time home owner tax credit, we could get around not having a down payment with a temporary loan from my parents until we could repay them with the tax credit. She isn't licensed in Oregon, so she hooked us up with the worlds second best realtor.  Melissa was wonderful and found us the perfect home for our family in the perfect price range. The clock was ticking to april 30th when the credit ended, so we had to get going, and get going fast. She showed us a total of nine houses and we fell in love with two. One was a newer home in a cookie cutter neighborhood, and one was an older home with a bit more room. We decided to jump on the older one. We were supposed to make an offer on Saturday, but lucky for us we didnt because the price of the house dropped 15K Sunday morning!
We made our offer and by Monday evening They had accepted. We entered escrow as of April 30th. The one last hitch was getting the bank to accept the offer since it is a short sale. They could still deny it and we would have lost out on the opportunity all together. We got the call this afternoon that the bank accepts our offer and its a done deal! We should have a closing date in the next few days. We are going from 1300 sq ft to almost 2000, and from three bedrooms to four. (I have four kids and the three bedrooms were getting a mite bit "cozy."

Here are the pictures I stole off the internet. Obviously there will be painting and other updating that is needed. It currently has the most nasty color trim, so instead of seeing how it is now (little picture) I will show you how it will look as soon as we paint the trim (big picture lol)

Congrats! We rented for like 10 years before the market took a nose-dive then we pounced pretty much at the bottom of the curve so we got a great deal on a foreclosed property. Had some fix-it work to do but we're really pleased. Glad you're now home owners, it's pretty exciting to be able to do what you want and not have to answer to a landlord.
